The three ways contractors price work

  1. Hourly (with a minimum). Best for small, open-ended work — repairs, punch lists, handyman jobs. You pay for time and materials. Our handyman rate, for example, is a flat hourly with a two-hour minimum.
  2. Fixed-bid (flat price). Best for defined projects — a kitchen, a roof, a fence, a build. We measure, scope it, and give you one written number. If the scope doesn’t change, the number doesn’t change.
  3. Cost-plus. Used on large custom builds where you can’t fully define everything up front. You pay actual material and labor cost plus an agreed percentage. It’s transparent, but it requires trust — so it’s best reserved for big, evolving projects.

For most homeowners, fixed-bid is what you want wherever the job can be clearly defined. It puts the risk of estimating on the contractor, not you.
