How long does a metal roof last in Tennessee?
A properly installed standing seam roof with Kynar coating can last 40–70 years. Exposed-fastener panels typically run 25–40 years. Both far outlive a standard asphalt roof, especially in TN humidity and storm exposure.
Standing seam vs. exposed fastener — which should I choose?
Standing seam costs more but has no exposed screws to fail, gives the cleanest look, and lasts longest — it's what we recommend for primary residences. Exposed-fastener panels are a great value for barns, shops, and outbuildings where budget matters more than aesthetics.
Can you install metal over my existing shingle roof?
Sometimes yes. If the deck is sound and local code allows, we can install over one existing layer with proper underlayment and furring strips. For most homes we recommend a full tear-off — it lets us inspect the deck and usually isn't much more.
Will a metal roof make my house hotter?
Just the opposite. Painted metal reflects solar heat far better than dark asphalt, and proper attic ventilation keeps the roof deck cooler. Most of our customers see a noticeable drop in summer cooling bills.
Does a metal roof reduce my insurance?
